A lot of people have the mis-conception that just because their neighbor has their house on the market for
‘x” amount of dollars that they can ask the same amount. Keep in mind, when realtors do Comparative Market Analysis (CMA), we compare houses with the same like qualities and “solds” within a certain amount of time in order to give you the best dollar for your home. Realtors do not calculate numbers based on houses “active on the market,” but compare to houses that actually sold!
There are many important questions to ask. We will discuss all your concerns so issues don’t come up later regarding possible buyers. Depending where your house is located you need a knowledgeable realtor to be on top of laws governing the sale of your home. For example: The City of Austin (only residents who have service with Austin Energy) has a requirement for houses older than 10 years old (Mandatory Energy Audit) that requires sellers to share the Energy Report to the buyer prior to close. It is best to share the results prior to the expiration of the 10 day option period. If this is not performed it could cause delays in the closing, if not cancellation for missing deadlines.
